For Harbourside South Pasadena condos, “So, how much is this condo per month for the season?” must be the most frequently asked question pertaining to rentals. Not surprisingly, the bottom line is important to everybody.
I am always trying to be clear, and want the Tenants to understand that the RENTAL price is not the total, there is 12% tax due on top of the rent. The Pinellas County Tax Collector’s website states the rule as such:
Any renter who resides for a period of six (6) months or less in a facility located in Pinellas County must pay 5% Tourist Development Tax for Pinellas County plus 7% Sales Tax to the owner of the rental property.
This is a big part of the reason why 6 month + winter rentals at Harbourside are so popular by the owners! The Tenants save a lot of money, and the owners don’t have to worry about collecting and then paying the tax. Once the owners are set-up, which can be done online nowadays, it is pretty straightforward to handle.
Every year, I receive many inquiries for 3 month rentals at Harbourside South Pasadena, significantly less for 4 or 6 months, and basically NONE for 5 months. The tax due on 5 months’ rent would pay for the 6th month rent!
Bottom line: just make sure you are clear. “Is this the TOTAL, rent AND tax?” Don’t rent a comparably cheap condo, and then be surprised when the tax is due!
And for owners, don’t overestimate how much rent you can get, you will hear a number that some Tenants are paying that is higher than what you are receiving in rent. But that might include the tax!! Sadly, out of pocket for the Tenant is not the same $$ as into pocket for the Owners, Uncle Sam wants to be paid, too!
